The situation

In 2017, Leonard Dews approached Walker Fire to discuss their Fire Risk Assessment and upcoming shop floor expansion and refurbishment.

Previously they had three separate contractors and the information they had on their assets was limited and the management team at Leonard Dews had more questions on the correct testing and maintenance. Some equipment was present but hadn’t been fitted in accordance with the current British Standards.

The building itself was old and consisted of five floors, some of which were unused, this can present difficulties as extra precautions need to be taken on unmanned areas as fires could potentially go undetected. Previous management had taken some steps for fire safety, however, current management had limited knowledge of the requirements for the building.

The solution

A Full Fire Risk Assessment by Walker Fire’s Fire Risk Assessor was carried out along with their Extinguisher and Fire Alarm Systems Technician. With this, we conducted a full fire alarm maintenance check and supplied six monthly revisits. A Full Zone chart was created on site to be displayed alongside the panel. Site plans then enhanced to show locations of current assets for the Fire Alarm System, Emergency Lighting and Fire Extinguishers.

In addition, we ensured full emergency lighting maintenance checks with annual revisits. Our Technician liaised with the clients’ insurers to revisit and confirm when survey actions had been completed and to the appropriate standard. Fire Warden training was provided out of hours to avoid business operations being impacted.

Finally, we arranged for an in-depth fire marshall training session to ensure all staff, including Managing Director, Michael Hyman were clear on steps to take in the event of a fire and how best to prevent one from starting in the first place. Staff were taught basic day-to-day practical guidance towards safety, as well as the different types of extinguishers and when they should or shouldn’t be used.

Work completed in accordance with BS 5839-1 and BS 5266-1, under the BAFE 203 Scheme.

The result

The client was delighted with our service, describing the assessor as “friendly and approachable” with impressive “attention to detail”. As a result, we were appointed to manage the entire buildings fire safety regulations on an ongoing basis.

Action points from the fire risk assessment were all completed to a satisfactory level, with a second assessment taking place that found zero risks on the premises. The client noted that they had a new found respect for fire safety that meant any potential new issues would always be dealt with as a matter of urgency.

The staff found our training session to be informative and were delighted to learn how to properly test alarms, emergency lighting and extinguishers. One remark was that the entire process made the staff feel “more comfortable, safe”.
